> History
The lands in this region were among the first to be divided among the Portuguese settlers who began the colonization of Pernambuco in the first half of the 16th century.
The area chosen by the Portuguese for sugarcane cultivation was the floodplain of the Capibaribe River, along the banks of the river of the same name. The first mill in the region was Santo Antônio. However, it was the São João Mill that became the best known. The lands were fertile, with abundant water, and soon the mills multiplied. By around 1630, the Capibaribe floodplain had 16 sugar mills in full operation. In the most central part of the lands, on the right bank of the river, a village developed rapidly, becoming a parish under the invocation of Our Lady of the Rosary. The first chapel in Várzea would date back to 1612. Later, precisely in 1746, the parish of Várzea had 2,998 inhabitants, 18 chapels, 11 active mills, and 4 dead mills (that is, inactive). The sugar produced there was transported by small vessels along the Capibaribe River to the port of Recife. At the end of the first half of the 19th century, Várzea became the center of a dispute as a vacation colony. The crystal-clear waters of the river attracted residents of Recife from all parts of the city. These baths (said to have healing powers) boosted the area until 1880, when pollution of the Capibaribe began and the colony lost momentum. Beyond its economic strength, Várzea do Capibaribe also witnessed important historical episodes. It was at Engenho São João, for example, that plans for a revolt against the Dutch were discussed. And in the Mother Church of Várzea, the body of the indigenous leader Felipe Camarão, one of the heroes of the battles that drove out the Dutch, was buried.
>> 4 TIPS TO HELP YOU CHOOSE THE IDEAL PROPERTY TO BUY:
> Do not think only about your current marital status. Properties are long-lasting assets. That is why it is important to make your choice considering not only the present, but also your life plans. You can find houses and apartments of different sizes, and this will also influence the number of bedrooms the property has. If you plan to live alone, consider whether the property you are about to buy will meet your needs at least in the medium term. A one-bedroom apartment for a single person, for example, can also accommodate a future spouse and even a crib-bound child. But if starting a family is closer to your reality, it may be ideal to look at 2- or even 3-bedroom properties. In this way, you secure a home that can accommodate your life plans.
> Location is a key factor. Check whether the properties you are considering are well located. This does not necessarily mean being in a central area, but rather having good infrastructure nearby to meet daily and unexpected needs. Get to know the neighborhood: check whether there are pharmacies, bakeries, supermarkets, health clinics, schools, as well as good public transportation coverage. This will be necessary and, in the end, may save you significant effort.
> Assess whether the “amenities” meet your needs Number of bathrooms, parking spaces, elevator, accessibility, built-in closets... Each one has its usefulness depending on your needs and, therefore, must be taken into consideration. For those who own cars or motorcycles, not having a parking space can generate a high monthly cost that, in the end, will be much more expensive than a slightly higher investment for these features, for example. The same applies if an apartment does not have a utility area that can accommodate a washing machine. In the rush of everyday life, it is not always possible to wash clothes by hand, and the lack of space for a washer can lead to recurring laundry expenses that would make it impossible to cover all costs. Therefore, pay attention to your needs, calculate everything carefully, and make a more aligned and viable choice.
> Check whether your dream fits your financial reality: you may dream of a larger apartment, with a service area, spacious bedrooms, and everything else. However, before you start looking, be realistic: assess your financial possibilities. Even with a good down payment with FGTS assistance, financing can be expensive due to interest rates, and no one knows what tomorrow holds. Therefore, do not aim higher than you can reach. Evaluate the available budget, run financing simulations if needed, and only then start searching for the property. This way, you can align your dream with your reality and avoid committing to something you will not be able to fulfill. By paying attention to these tips, you will certainly make a more advantageous deal. So be sure to consider these points!
