Aldeia’s History
At the end of the 17th century, a settlement for Indigenous people was founded by the Franciscans, about two leagues from the Capibaribe River. This settlement was called Miritiba, a word of Tupi origin meaning “reed bed.” It was there that the well-known Indigenous leader Poty, Dom Felipe Camarão, was born, and he would later become famous in the Pernambuco Restoration. On the lands of the original Indigenous village, the sugar mill known as Engenho Aldeia was built.
In the second half of the 18th century, several sugar mills were established in the surrounding area, such as Engenho Bom Sucesso, built on the right bank of the Capibaribe River, and on the left bank, the Portuguese Joaquim Domingos Teles built the chapel of Santa Tereza de Jesus, to whom he held great devotion.
With the construction of a sugar mill in 1627, it came to be called Engenho Aldeia. As the village grew, Paud’alho was founded, later becoming Paudalho, named after a tree that gives off an odor similar to garlic, a centuries-old tree on the right bank of the Capibaribe River.
> 4 TIPS TO HELP YOU CHOOSE THE IDEAL PROPERTY TO BUY: >
Do not think only about your current marital status. Real estate is highly durable. Therefore, your choice should be based not only on today, but also on your life plans. You can find houses and apartments of different sizes, and this will also influence the number of bedrooms the property has. If you plan to live alone, consider whether the property you are about to acquire will meet your needs at least in the medium term. A one-bedroom apartment for a single person, for example, can accommodate a future spouse and even a crib. But if starting a family is closer to your reality, it may be ideal to look at properties with 2 or even 3 bedrooms. In this way, you secure a home that will accommodate your life plans.
> Location is a relevant factor. Check whether the properties you are considering are well located. This does not mean being in a central area, but having good infrastructure nearby to meet everyday and unexpected needs. Get to know the neighborhood: check whether there are pharmacies, bakeries, supermarkets, healthcare centers, schools, as well as good access to public transportation. This will be necessary and, in the end, may save you a great deal of effort.
> Assess whether the “utilities” meet your needs: number of bathrooms, parking spaces, elevator, accessibility, built-in closets… Each one serves its purpose depending on your needs and, therefore, must be taken into account. For those who own cars or motorcycles, not having a parking space can create a high monthly cost that, in the end, will be much more expensive than a slightly larger investment for these features, for example. The same applies if an apartment does not have a service area that can fit a washing machine. With the rush of everyday life, it is not always possible to wash clothes by hand, and the lack of space for a washer can lead to recurring laundry expenses that would make it difficult to cover all costs. Therefore, pay attention to your needs, calculate everything carefully, and make a choice that is better aligned and feasible.
> Make sure your dream matches your financial reality. You may dream of having a larger apartment with a service area, spacious bedrooms, and more. However, before you start searching, be realistic: assess your financial possibilities. Even with a good down payment helped by FGTS, financing can be expensive due to interest rates, and no one knows what tomorrow holds. Therefore, do not reach beyond your means. Evaluate the available budget, run simulations in case of financing, and only then begin your property search. In this way, you can align your dream with your reality and avoid committing to something you will not be able to fulfill. By following these tips, you will certainly make a more advantageous deal. So be sure to consider these items!
