History
At the end of the 17th century, Franciscan friars established a settlement for Indigenous people, about two leagues from the Capibaribe River. This settlement was called Miritiba. The word comes from the Tupi language and means reeds. This is where the well-known Indigenous leader Poty, Dom Felipe Camarão, was born; he would later become famous in the Pernambuco restoration. On the lands of the original Indigenous village, a sugar mill was built that came to be known as Engenho Aldeia.
In the second half of the 18th century, several mills settled in the surrounding area, such as Engenho Bom Sucesso, built on the right bank of the Capibaribe River, and on the left bank the Portuguese settler Joaquim Domingos Teles built the Santa Tereza de Jesus chapel, to whom he had great devotion.
With the construction of a sugar mill in 1627, it began to be called Engenho Aldeia. As the settlement grew, Paud’alho was founded, later becoming Paudalho, named after a tree with an odor similar to garlic, a centuries-old tree on the right bank of the Capibaribe River.
> 4 TIPS TO HELP YOU CHOOSE THE IDEAL PROPERTY TO BUY: >
Do not think only about your current marital status. Properties are long-lasting. Therefore, it is important to make your choice not only for today, but also for your life plans. You can find houses and apartments of different sizes, and this will also influence the number of bedrooms the property has. If you plan to live alone, consider whether the property you are about to purchase will meet your needs at least in the medium term. A one-bedroom apartment for a single person, for example, can accommodate a future spouse and even a crib. But if your plans to start a family are closer to your reality, it may be best to consider properties with 2 or even 3 bedrooms. This way, you secure a home that will support your life plans.
> Location is a relevant factor. Check whether the properties you are looking at are well located. This does not necessarily mean being in a central area, but having good infrastructure nearby to meet everyday and unexpected needs. Get to know the neighborhood: check whether there are pharmacies, bakeries, supermarkets, health clinics, schools, as well as good public transportation coverage. This will be necessary and, in the end, can save you a great deal of effort.
> Evaluate whether the "amenities" meet your needs Number of bathrooms, parking spaces, elevator, accessibility, built-in closets... Each has its use depending on your needs and should therefore be taken into consideration. For those who have cars or motorcycles, not having a parking space can generate a high monthly cost that, in the end, will be much more expensive than making a slightly higher investment for these features, for example. The same applies if an apartment does not have a service area large enough for a washing machine. With the rush of everyday life, hand-washing clothes is not always possible, and the lack of space for a washer can create recurring laundry expenses that would make it unaffordable to cover all costs. Therefore, pay attention to your needs, calculate everything carefully, and make a choice that is better aligned and feasible.
> Make sure your dream matches your financial reality. You may dream of having a larger apartment, with a service area, spacious bedrooms, and everything else. However, before you start looking, be realistic: assess your financial possibilities. Even with a good down payment and FGTS support, financing can become expensive due to interest rates, and no one knows what tomorrow will bring. Therefore, do not reach higher than you can. Assess the available budget, run simulations in case of financing, and only then begin your property search. This way, you will be able to align your dream with your reality, avoiding a commitment you cannot keep. By following these tips, you will certainly make a more advantageous deal. So be sure to consider these items!
