> History
The lands in this region were among the first to be divided among the Portuguese settlers who began the settlement of Pernambuco in the first half of the 16th century.
The area chosen by the Portuguese for sugarcane cultivation was the floodplain of the Capibaribe, along the banks of the river of the same name. The first mill in the region was Santo Antônio. However, it was Engenho São João that became better known. The land was fertile, with abundant water, and the mills quickly multiplied. Around 1630, the Capibaribe floodplain had 16 sugar mills in full operation. In the more central portion of the land, on the right bank of the river, a settlement developed rapidly, becoming a parish under the invocation of Our Lady of the Rosary. The first chapel in Várzea would date back to 1612. Later, in 1746, the parish of Várzea had 2,998 inhabitants, 18 chapels, 11 active mills, and 4 dormant mills (that is, deactivated). The sugar produced there was transported by small vessels along the Capibaribe River to the port of Recife. At the end of the first half of the 19th century, Várzea became the center of a dispute as a vacation retreat. The crystal-clear waters of the river attracted residents of Recife who came from all parts of the city. These baths (said to have healing powers) kept the area bustling until 1880, when pollution of the Capibaribe began and the retreat lost momentum. In addition to its economic strength, Várzea do Capibaribe also witnessed important historical episodes. It was at Engenho São João, for example, that plans for revolt against the Dutch were discussed. And at the Várzea Parish Church, the body of the indigenous leader Felipe Camarão was buried, one of the heroes of the battles that expelled the Dutch.
>> 4 TIPS TO HELP YOU CHOOSE THE IDEAL PROPERTY TO BUY:
> Do not think only about your current marital status. Real estate is very durable. For this reason, you need to make your choice not only with today in mind, but also with your life plans. You can find houses and apartments of different sizes, and this will also influence the number of bedrooms the property has. If you plan to live alone, consider whether the property you are about to acquire will meet your needs at least in the medium term. A one-bedroom apartment for a single person, for example, could accommodate a future spouse and even a crib-aged child. But if starting a family is closer to your reality, it may be ideal to consider properties with 2 or even 3 bedrooms. This way, you secure a home that can support your life projects.
> Location is an important factor. Check whether the properties you are considering are well located. This does not necessarily mean being in a central area, but having good infrastructure nearby to meet everyday and unexpected needs. Get to know the neighborhood: check whether there are pharmacies, bakeries, supermarkets, health clinics, schools, as well as good public transportation coverage. This will be necessary and, in the end, may save you a great deal of effort.
> Assess whether the “utilities” meet your needs: number of bathrooms, parking spaces, elevator, accessibility, built-in closets… Each one serves a purpose depending on your needs and should therefore be taken into consideration. For those who own cars or motorcycles, not having a parking space can generate a high monthly cost that, in the end, will be much more expensive than making a slightly larger investment for these features, for example. The same applies if an apartment does not have a service area that can accommodate a washing machine. With the rush of everyday life, washing clothes by hand is not always possible, and the lack of space for a washer can create recurring laundry expenses that would make it unfeasible to cover all costs. Therefore, pay attention to your needs, calculate everything carefully, and make a more aligned and viable choice.
> Check whether your dream fits your financial reality. You may dream of having a larger apartment, with a service area, spacious bedrooms, and everything else. However, before you start looking, be realistic: assess your financial possibilities. Even with a good down payment using FGTS funds, financing can become expensive due to interest rates, and no one knows what tomorrow will bring. So do not aim higher than you can handle. Evaluate the available budget, run simulations in case of financing, and only then begin your property search. This way, you can align your dream with your reality and avoid committing to something you will not be able to fulfill. By paying attention to these tips, you will certainly make a more advantageous deal. So be sure to consider these points!
